STEP 1: SIGN LEASE AGREEMENT

  • Sign your lease agreement by filling out the lease form below.

  • Access your email and locate a message from DocuSign.
  • Click REVIEW DOCUMENTS to electronically sign the lease agreement.
  • The fully signed lease agreement will be sent to your email once the owner signs.
  • Upload the fully signed copy to Tenant Evaluation.

STEP 2: TENANT EVALUATION APPLICATION

  • Create an account with Tenant Evaluation.

BACKGROUND CHECK

    • Max 2 guests per application.
    • A background check must be done on every occupant 18+ years old.
    • Create a new application for anyone 18+ years old
    • Do not list anyone 18+ years as an additional occupant.
    • Number of applications necessary::
      • 2 adults = 1 application
      • 3 adults = 2 applications
      • 4 adults = 2 applications
      • 5 adults = 3 applications
  • Applications are only approved once all adults have applied.
  • Some countries restrict access to Tenant Evaluation and you will need to use a VPN (Virtual Private Network) app to access their website.

MARRIED COUPLES

  • Application fees for married couples are $100/couple.
  • Husband and wife must apply on the same application.
  • If you apply separately you will pay $100 each instead of $100/couple
  • A marriage certificate is required by Tenant Evaluation or unfortunately they will charge $100 extra.

REGISTER

  • Enter your first name, last name, and email address.
  • Tenant Evaluation will send you an email to confirm your email address.
  • Login and watch a short instructional video.
  • Press continue after the video finishes to access the next page.
  • Click “Apply to Lease a Property”
  • Click “YES” for less than 6 month lease.
  • Confirm the number of occupants / guests applying.
  • Read terms of use and click “Agree & Continue”

PAYMENT

  • Select standard processing of $100/adult or $100 for a married couple.
  • Typical processing time is 5-7 days from when all documents are uploaded.
  • Expedite Fees – $75/Application *ASK IF NECESSARY BEFORE PAYING*

UPLOAD ALL DOCUMENTS

  • Please make sure to upload ALL requested documents after making payment.
  • GOVERNMENT IDENTIFICATION
    • Upload a copy of your driver’s license or passport.
  • HEADSHOT PHOTO
    • A headshot is a photo of yourself from the shoulders up.
    • Must upload one for all applicants.
  • LEASE / BOOKING RESERVATION
    • Upload the DocuSign PDF file
    • Make sure to upload the fully signed lease agreement.
  • MARRIAGE CERTIFICATE
    • Upload a copy of your marriage certificate.
    • Must be provided to save $100 on your application fees.
  • VEHICLE REGISTRATION / CAR
    • Renting a vehicle and don’t know the information yet?
      • Write N/A in all the blanks.
      • You can register and provide your car details at arrival.
    • Did you select REGISTER VEHICLE but do not know the car details yet?
      • Upload the NO CAR DOCUMENT below in the link provided so your application can be processed.
      • You can register your car at arrival in person with the office directly.
      • Download the NO CAR DOCUMENT

NEXT STEPS

  • Application status will say “pending review” once you have uploaded all requested documents.
  • Daily automated messages will be sent out from the system requesting any missing or additional documents needed.
  • Please upload any missing documents as soon as possible to avoid any delays with processing your application.

GUEST ID & PARKING DECAL – ZINC PAYMENT

  • Once your application is marked “CLOSED” a payment link from Zinc will be sent to your email for you to pre-pay for your guest IDs and parking decal.
  • Parking fees can be paid at arrival if you don’t see them included in the total.
  • Upon payment to Zinc your application is then sent to La Perla’s office.
  • La Perla will then send you a formal approval letter with the next steps to download the STiD app before arrival.

  • Please send us your 6 digit APPLICATION ID NUMBERS once you have submitted everything so we can help track and process your application.
